Project Overview

Highland Services was contracted by the City and County of Swansea Council to improve residential housing and ensure compliance with the Disability Discrimination Act 1995. The scope of the works ranged from adapting properties for accessibility to major renovations and required a high level of customer service to meet the needs of vulnerable tenants. Highland Services successfully completed works on Lot B and Lot C and received positive feedback from tenants and the council.

Services Delivered

A three-lot framework delivering disabled facilities conversions and house renovation works:

 Lot A: Disabled Facilities Adaptations primarily bathroom conversions with associated minor builders work, typical ndividual project values £5,000 to £7,500, within Contract for Framework forRenewals and Adaptation Works.

 Lot B: Disabled Facilities Adaptations primarily large domestic alterations including extensions, ramps, and attic conversions, maximum individual project value£36,000 let individually by each Grant/loan Applicant

 Lot C: House renovation works including repairor renewal of roof, rendering, structural repairs, damp proofing, windows,doors and sundry repair works, maximum individual project value £30,000 letindividually by each Grant / Loan Applicant.

Challenges & Mitigations

Challenge

To earn and retain the trust oftenants, including those who are vulnerable, all our on-site operatives wereexpected to adhere to a high standard of customer care in the following areas:

·        Reliability and being trustedto keep promises.

·        Being polite and courteous.

·        Maintaining a high standard ofworkmanship.

·        Continuity of work.

·        Starting and finishing on time.

·        Keeping the site clean, tidyand secure.

·        Protecting householders’possessions.

·        Keeping householders informedabout start dates and the programme of work.

·        Guaranteeing a prompt responseto emergency call outs.

Mitigation

Asuccessful communication plan was developed to ensure continuing collaborationbetween Highland Services, Swansea Council, and tenants alike. Written noticeof any work was provided to the occupier of a residence (including the name ofour nominated Liaison Officer and of the intention to commence work within thedwellings) no less than 5 working days before work starting.
